We work with the architects during the design phase to make sure that you end up with a design that’s not only beautiful, but functional for your purposes and executable with your budget, to avoid unpleasant surprises down the road. We also make sure the final design conforms to all city and zoning regulations before problems arise.

Working with the site owner on building programming

Before the architects can start designing, they must first do extensive research and make important decisions in conjunction with the owner to determine the scope of the project. We help both sides understand the needs of the other to help facilitate optimal decisions that will allow the project to move forward into the design phase smoothly.

Working with surveyors on CIC documents, plotting, and legal documents

Making sure everything is recorded properly and accurately is vital to protecting your future interests. We work with surveyors to make sure the documentation that makes its way to the city accurately represents your project and minimizes future uncertainties and challenges.

Managing the contractor bidding and selection process

Selecting the right contractor for the job isn’t as simple as taking the lowest quote. We help you accurately compare and contrast quotes, evaluate experience and reputation, and choose the best people for the job.

Managing the day-to-day construction process

When it comes to the day-to-day construction process, things develop rapidly. Miles & Associates will be there to make sure things are proceeding on-time and on-budget, to navigate challenges as they arise, and to make sure you have a voice in the process every step of the way.

Managing the post-construction turnover

After construction is complete, the builders will want you – the owners – to engage in a process called the post-construction turnover. This is essentially a close out process where things are wrapped up, documents are presented, essential training is issued, and the owner is given the opportunity to approve the work. We’re able to attend these turnover sessions either with you or for you to ensure that you fully understand what’s being presented and have the opportunity to address any problems that you see.

Providing inspection and construction defect analysis

Finally, we act as your expert eyes and ears when inspecting the construction process and evaluating it for defects or deficiencies. Our experience as builders and architects not only allow us to spot problems more quickly and reliably, but also to work effectively with the construction company to get the issue resolved.
